High moisture conditions within a concrete slab and tight project schedules post challenges to building owners, general contractors and flooring installers. Practically all floor coverings require low moisture conditions within the concrete before allowing warranted flooring installation. This is particularly true for flooring projects in typically high moisture conditions, such as basement flooring installation. If a floor is not sufficiently dry, "shot blast and seal" moisture mitigation systems require extensive surface preparation followed by layers of coatings and cementitious flooring underlayment. Until now, contractors and installers were faced with two equally unattractive alternatives: wait and risk project delays while the floor dries, or install expensive multi-component moisture mitigation systems.

Kovara® provides an ideal basement flooring option for superior moisture suppression at a modest cost, and is quick and easy to install.

Kovara® flooring underlayment suppresses moisture mitigation from the top surface of the concrete for internal relative humidity levels up to 95% (ASTM F2170). Its low moisture transmission rate of 0.084 (ASTM E96) means it essentially blocks moisture to the flooring system.

Kovara®’s polymer film coating on the underside of the patented fiberglass reinforced membrane provides moisture suppression. The unique mineral top coat allows the installer to adhere the chosen floor covering to the Kovara® surface. Kovara®’s dimensional stability allows it to remain flat on the slab, so gluing Kovara® flooring underlayment to the slab is never required.

Comes in rolls 5 ft. wide by 144 ft. long – simply roll out the Kovara®, cut to fit the space, and tape the seams with Kovara® Seam Tape. Flooring can be installed as soon as the Kovara® flooring underlayment has been properly installed. Uniform coverage is achieved every time. Little waste and virtually no cleanup. Nominal subfloor prep is required – fill cracks over 1/8” wide and grind protrusions flat. Kovara® is an ideal flooring underlayment for jobs that by design will likely be replaced or renovated on a shorter timeline than the typical lifetime of finished flooring, such as tenant remodeling, multi-use flexibility or interior design requirements. There are thousands of floor covering options in the market, with new products constantly being introduced. It is not possible for us to individually evaluate all of these products.

Numerous moisture remediation products are on the market available to address moisture problems in concrete sub-floors. No one product is the perfect solution for every application. Each product category and individual product is only one part of a total flooring system. Job site conditions, concrete subfloor conditions, subfloor moisture conditions, finished flooring selected, installation processes and products, commercial maintenance products and procedures, environmental conditions and how the finished flooring will be used can all impact the success of the total installation.

Kovara® is a moisture vapor retardant membrane that resists moisture movement due to its polymer film base. Its patented fiberglass reinforced layer is designed so that Kovara® lays flat on your floor. Kovara® membrane and Kovara® tape have no components known to cause finished flooring to expand, contract, or otherwise change dimension. Because Kovara® is not adhered to an underlying floor slab, Kovara® will not provide vertical restraint to finished flooring that has a propensity to move. Therefore, Kovara® cannot prevent finished flooring from cupping, peaking, curling, or other vertical movement after installation of Kovara®.

Before using Kovara® user shall determine the suitability of the product for its intended use and user alone assumes all risks and liability whatsoever in connection therewith. Always check with the finished flooring and adhesive manufacturers for approved product use, application instructions and best practices.

Initial Maintenance: When the finished flooring has been completely installed, it is imperative to comply with the adhesive and flooring manufacturers’ specification for curing time. This is particularly important with VCT, SVT and LVT installations. This can require up to 5 days (120 hours) for full curing of the adhesive before any maintenance is performed. Failure to do so may result in water damage to the adhesive and seams of the finished flooring. This damage is not the responsibility of Halex Corporation.

Kovara® Moisture Barrier Saves Time and Money on Planned Floor Removal

Kovara® Flooring Underlayment is a Moisture Barrier designed to prevent and solve moisture vapor issues when installing flooring over concrete.

Kovara® Flooring Underlayment can also be used to act as an ideal underlayment for jobs that by design will likely be replaced or renovated on a shorter time horizon than the typical lifetime of the finished flooring. If you suspect the finished flooring will be replaced due to tenant remodeling, multi-use flexibility, or interior design requirements, Kovara® can save you time and money.

• Because Kovara® is not adhered to the concrete sub floor, the finished floor can simply be lifted up and removed.

General

Kovara® is a preformed vapor retardant membrane designed to reduce the upward movement of water vapor from concrete floor slabs into finished flooring systems. Kovara® can be installed on elevated slabs (structural concrete, precast, or slabs on metal decks), and on slabs on-ground (on-grade and below-grade). Kovara® is not designed, intended, or warranted to resist liquid water pressure (hydrostatic pressure).

Moisture Testing

  • Moisture testing must be conducted prior to initial Kovara® installation, with results documented and retained in order to be in compliance with the Kovara® Limited Warranty.
  • Moisture testing must be conducted in accordance with the latest version of ASTM F2170, Standard Test Method for Determining Relative Humidity in Concrete Floor Slabs using in situ Probes. A maximum reading of 95% Relative Humidity is
  • allowed.
  • Regardless of moisture test results, do not install Kovara® on slabs below-grade where hydrostatic pressure exists (head of water above the elevation of the floor).

Preparation of the Concrete Subfloor

  • All joints, cracks, and variations in the concrete surface 1/8” or greater must be filled. Use a quality patching and / or leveling compound warranted by the compound manufacturer to withstand high moisture conditions. Protrusions must be ground flat.
  • All patching, leveling and / or crack suppression materials must be cured and surface dry before installing Kovara®.
  • The concrete slab surface must be dry, smooth, clean, flat and structurally sound, within flooring manufacturer’s specifications.
  • Residual adhesive must be scraped down to the concrete surface and removed prior to installation of Kovara®. Do not use solvent-based adhesive remover chemicals. Additionally, certain oils, solvents, and contaminants in the concrete may cause damage to Kovara® and should also be removed. If contaminants are known or suspected, contact Halex Corporation for instructions before installing Kovara®.
    Installing Carpet and Carpet Tiles:
  • Acclimate the floor covering at the installation site per the flooring manufacturer’s requirements.
  • The floor covering manufacturer’s recommended installation guidelines must be followed using recommended adhesives and application directions.
  • Apply the floor covering manufacturer’s recommended adhesive directly onto the Kovara® mineral-coated surface. Take care not to scratch, rip, tear, puncture, or damage the Kovara® while spreading adhesive.
  • Adhesives will take longer to flash off and cure compared to dry concrete. If the flooring manufacturer has specific recommendations regarding adhesive and trowel size for different types of concrete, Kovara® Flooring Underlayment should be considered as non-porous.
  • Self-stick carpet tiles should be adhered directly to the Kovara®.
  • Ensure the seams of the Kovara® Flooring Underlayment are offset from the seams of the carpet.
  • Carpets with pattern repeats are frequently kicked into place. Extra care is necessary in order to avoid wrinkling the Kovara® during the installation.
    There are many variations of each type of floor covering. Always check with the flooring adhesive manufacturer for approved product use, application instructions, and best practices.

Installation of Kovara®

  • Acclimate the rolls of Kovara® for a minimum of 24 hours at the job location in the same manner as the flooring to be installed.
  • Kovara® has a smooth side (light grey) and a rough side (mineral-coated dark grey). Install with the smooth side down; rough mineral-coat surface facing up.
  • Starting in one corner of the room, unroll Kovara® flush with existing wall and cut to required length. (See photo A) Kovara® cuts easily with scissors or a utility knife.
  • Roll out additional Kovara® rolls tightly butting the side edges to one another. (See photo B). Do not overlap seams.
  • Limit individual lengths of Kovara® to 25 linear feet.
  • Tape all seams with Kovara® Seam Tape and roll with a hand roller to insure a good bond. (See photo C).
  • Kovara® is easily cut to fit around irregular objects, like pillars and poles. Use Kovara® Seam Tape to secure the seams in these areas. (See photo D).

Application of Kovara® Seam Tape

  • Store Kovara® Seam Tape indoors in a cool, dry area at temperatures between 60F and 80F.
  • ® Seam Tape is marked with the Kovara® logo on the tape and tape core for identification purposes. Use of any seam tape other than Kovara® Seam Tape is never recommended, and will void the Kovara® Limited Warranty.
  • Butt edges of Kovara® Flooring Underlayment as close together as possible, but DO NOT OVERLAP SEAMS.
  • Apply Kovara® Seam Tape over all the seams to completely seal the gap between adjacent Kovara® sheets. Press the tape firmly and smoothly onto the Kovara® with a hand roller (Ex. 1) to remove any bubbles, wrinkles, gaps, or other defects that would permit passage of moisture vapor.

Hand roller tool

  • For installation of resilient floor tile (vinyl composition tile, solid vinyl tile, luxury vinyl tile, etc.) Halex recommends that a premium, polymer-modified cement patching compound be trowel-applied and feathered over the Kovara® Seam Tape to minimize potential “seam telegraphing”. A smooth feather edge is required.
  • Kovara® is easily cut to fit around irregular objects, like pillars and poles. Use Kovara® Seam Tape to secure the seams in these areas. (See photo D).
  • Kovara® Double-Sided Tape (4-inch width) may be used in special circumstances such as repairs, ramps, and transition areas between floor finishes. Concrete must be smooth, clean, and free of debris, oily materials, coatings, and other surface treatments. Unroll Kovara® Double-Sided Tape with release liner attached, cut at desired length, apply to the concrete surface, firmly press on the release liner using a hand roller, peel off the release liner section by section as the Kovara® Flooring Underlayment is ready to be applied. Firmly press on Kovara® using a hand roller or 100 lb roller.

Installation of Finished Flooring

Approved Floor Coverings are listed on Halex Bulletin HVP- 101. Install floor covering on top of Kovara® Flooring Underlayment’s mineral-coated (rough) surface in accordance with the flooring manufacturer’s written instructions.

Installing Vinyl Composition Tile (VCT), Luxury Vinyl Tile (LVT), or Solid Vinyl Tile (SVT):

  • Acclimate the floor covering at the installation site per the flooring manufacturer’s requirements.
  • It is recommended that a premium, polymer modified cement patch be feathered over the Kovara® Seam Tape to minimize potential seam telegraphing” when used with VCT, SVT and LVT finished flooring. A smooth feather edge is required.
  • The floor covering manufacturer’s recommended installation guidelines must be followed using recommended adhesives and application directions.
  • Apply the floor covering manufacturer’s recommended adhesive directly onto the Kovara® mineral-coated surface. Take care not to scratch, rip, tear, puncture, or damage the Kovara® while spreading adhesive.
  • Adhesives will take longer to flash off and cure compared to dry concrete. If the flooring manufacturer has specific recommendations regarding adhesive and trowel size for different types of concrete, Kovara® Flooring Underlayment should be considered as non-porous.
  • Ensure the seams of Kovara® Flooring Underlayment are offset from the seams of the VCT, SVT or LVT.
  • Vinyl plank type tile should be installed perpendicular (90 degrees) to the Kovara® seam pattern.

PLEASE READ THE KOVARA® INSTALLATION INSTRUCTIONS BULLETIN HVP-102 CAREFULLY BEFORE INSTALLATION.

Kovara® Do’s

  1. RH Test: The concrete must be tested for moisture content per ASTM F2170 Relative Humidity in Concrete Floor Slabs. The Calcium Chloride test is not acceptable for our warranty.
  2. Non-Porous Subfloor: Upon applying the flooring adhesive on the top of Kovara®, the installer must wait slightly longer for the flooring adhesive to flash off. When selecting the finished flooring adhesive per manufacturer’s recommendation, Kovara® should be considered as non-porous.
  3. Seaming: When installing Kovara®, tightly butt the side edges. DO NOT OVERLAP THE SEAMS, as this can cause a seam line that telegraphs through the finished floor. Kovara® Seam Tape must be used. TAPE ALL SEAMS AND ROLL WITH A HAND ROLLER TO INSURE A GOOD BOND.
  4. Subfloor Prep: The concrete slab must be dry, smooth, clean, flat, and structurally sound. Residual adhesives on the slab must be scraped down. DO NOT USE SOLVENT-BASED ADHESIVE REMOVER CHEMICALS.
  5. Fix the cracks: All joints and cracks in the slab greater than 1/8” must be patched.

Kovara® Don’ts

  1. Beware of Hydrostatic Pressure: Do not install Kovara® below grade where hydrostatic pressure (liquid water pressure) exists.
  2. Kovara® works with most flooring, but not all: Do not use Kovara® with Rolled Sheet Vinyl or Linoleum, as these rolled goods will not lay flat on a floating system. See Kovara® Approved Floor Covering Bulletin HVP-1O1.
  3. Wait Before Maintenance: When the flooring installation is complete, DO NOT PERFORM ANY CLEANING OR MAINTENANCE ON THE FINISHED FLOOR FOR UP TO 120 HOURS per manufacturer’s specification in order for the flooring adhesive to fully cure. Failure to do so may result in damage to the adhesive and seams of the finished flooring.

KOVARA® BOX GRID INSTALLATION METHOD

Utilizes Kovara Double Sided Tap for Heavy Rolling Loads Bulletin HVP 105

The Box-Grid Installation Method is used when there is a need to affix the Kovara® to the concrete slab, as in heavy rolling load situations.

  • Kovara® Double-Sided 4” tape marked with the Kovara® logo on the tape core for identification purposes. Use of any other tape is never recommended and will void the Kovara® Limited Warranty.
  • Determine the required layout of the (Kovara Double-Sided tape) to form the Box Grid. A 5-foot X 5-foot Box Grid is required.
  • Utilizing a chalk line or straight edge, mark the floor where the Kovara® Double-Sided tape Box Grid will be positioned.

Install Kovara® DS tape centered over the Box Grid lines marked on the floor. DO NOT OVERLAP KOVARA® DOUBLE-SIDED TAPE ROWS. DO NOT REMOVE THE TOP RELEASE PAPER FROM THE UPPER SIDE OF THE KOVARA® DOUBLE-SIDED TAPE AT THIS TIME.

  • Use a heavy roller to fully seat the tape onto the concrete surface.
  • Upon completion of the Box Grid, refer to your Kovara® Installation Instructions as you begin to roll out the Kovara® moisture barrier. When the Kovara® is positioned over the grid. you may then sequentially remove the top release paper of the Kovara® DOUBLE-SIDED TAPE tape in order to affix the Kovara® moisture barrier to the concrete.

Kovara® Installation Repair Instructions – Carpet Tile

Materials Needed

General

Kovara® is a preformed vapor retardant membrane designed to reduce the upward movement of water vapor from concrete floor slabs into finished flooring systems. When Kovara® has been installed as a moisture barrier, it is important that the membrane is not damaged when carpet tiles are repaired or replaced. If any damage occurs, the Kovara® must also be repaired or replaced according to the instructions that follow. When a repair requires re-taping the Kovara®, it is important that ONLY KOVARA® TAPE OR KOVARA® DOUBLE-SIDED TAPE BE USED. The Kovara® tapes are made to suppress moisture vapor emissions. When used properly with the Kovara® membrane, a continuous moisture barrier is constructed. Kovara®, correctly installed, protects the finished flooring from moisture vapor where testing indicates an RH of up to 95% and pH up to 12.

Removing the Carpet Tile

The process of removing a carpet tile should be done more carefully and should take longer than if the tile was being removed directly from the concrete.

Slowly and carefully lift the corner and sides of the tile, gently removing the tile to minimize damage to Kovara®.

Inspection and replacement

Once the tile has been removed, carefully inspect the Kovara® membrane for damage. If it is undamaged, or if there is only minor damage to the mineral coating, replace the carpet tile with the new tile.

If the Kovara® has a small tear, away from the edges of the adjoining carpet tiles in place, it can be repaired with Kovara® tape:

  1. Use topically applied Kovara® tape if good adhesion is possible.
  2. If necessary, use Kovara® Double-sided tape. Follow the instructions below.

Using Kovara® Double-Sided tape to repair the Kovara® Membrane

Repaired area smaller than one carpet tile

  1. Overlay a new piece of Kovara® over the area to be replaced and double-cut to ensure a tight fit.
  2. Line the opening with Kovara® double-sided tape so the seams will be joined and sealed from beneath the Kovara®.
  3. Place the new Kovara® over the open area and roll with a small hand roller to ensure a good band.
  4. Apply adhesive as necessary to the top surface of Kovara® for the installation of the replacement carpet tile.

Repaired area the same size as the carpet tile(s)

  1. Cut out the Kovara® to be replaced even with the carpet tile edges.
  2. Underlay a new piece of Kovara® in the area to be replaced and cut even with existing Kovara® still in place to ensure a tight fit. If necessary, two pieces of Kovara® can be used if site conditions make it unfeasible to use a single piece.
  3. Remove the new piece or pieces of Kovara®.
  4. Line the opening with Kovara® double-sided tape so the seams will be joined and sealed from beneath the Kovara®.
  5. If using two or more new pieces of Kovara®, be sure to place sufficient tape to seal the new seams.
  6. Place the new Kovara® over the open area and roll with a small hand roller to ensure a good band.
  7. Apply adhesive as necessary to the top surface of Kovara® for the installation of the replacement carpet tile.

Replacing large areas/rooms

  1. Cut out the Kovara® to be replaced even with the carpet tile edges.
  2. Underlay a new piece of Kovara® in the area to be replaced and cut even with existing Kovara® still in place to ensure a tight fit. If necessary, two pieces of Kovara® can be used if site conditions make it unfeasible to use a single piece.
  3. Remove the new piece or pieces of Kovara®.
  4. In an area away from existing flooring, install Kovara® per Kovara® Installation Instructions
  5. HVP 102”.
  6. Line the area where new installation is joined with existing flooring with Kovara® double-sided tape so the seams will be joined and sealed from beneath the Kovara®.
  7. If using two or more new pieces of Kovara®, be sure to place sufficient tape to seal the new seams.
  8. Be sure to roll all seam areas meeting existing flooring with a small hand roller to ensure a good bond, as well as rolling all other Kovara® seams per HVP-1 02 Installation instructions.
  9. Apply adhesive as necessary to the top surface of Kovara® to install carpet tile.

Limited Warranty for Kovara® Flooring Underlayment

Who is covered.

You are covered by this warranty if you live in the continental United States, Hawaii or Canada, and are the original property owner (i.e., not a builder or installer) of a building when Kovara® Flooring Underlayment (“Kovara®“) is installed as a moisture suppression membrane, or the first subsequent owner if this warranty was properly transferred.

This Limited Warranty may not be transferred or assigned, directly or indirectly, except for one transfer, and only if the second owner notifies Halex Corporation in writing at 4200 Santa Ana Street, Ontario, CA 91761 within 60 days after the property transfer and pays a $500 transfer fee.

What is covered.

Halex Corporation warrants that the Kovara® is free from manufacturing defects that would adversely affect its performance for the warranty period specified below. Under normal conditions of use as a moisture suppression membrane under flooring products, when properly installed according to Halex’s written installation instructions, the Kovara® will protect flooring products from moisture vapor damage from the subfloor or below in areas that have a maximum 95% RH as measured in accordance with the latest version of ASTM F2170. NOTE: Halex reserves the right to conduct new moisture tests at the time of the claim to determine current moisture readings, which will be used to determine warranty compliance.

How Long Is Your Kovara® Covered?

This Limited Warranty commences at the completion of the proper installation of the Kovara® and lasts for 10 years or until ownership of the building changes without coverage under this Warranty being transferred, whichever comes first.

Note on Useful life.

The useful life of your Kovara® is affected by many factors, including: the conditions to which it is exposed, the quality of its installation, the type and quality of the building construction, including the subfloor, and other factors over which Halex Corporation has no control. This limited warranty covers your Kovara® in the event it is found to have a manufacturing defect which adversely affects its performance while this Warranty is in effect. This limited warranty does not assure that the finished flooring installed over Kovara® will last the entire length of the applicable warranty period.

Sole and Exclusive Remedy.

If your Kovara® has a manufacturing defect covered by this Limited Warranty, Halex Corporation will:

During the first year, either (1) pay the original cost of defective Kovara® and the reasonable original cost of affected flooring material, seam tape, bonding adhesive, and any other affected installation materials used in an ordinary installation, and the reasonable cost of labor to install replacement Kovara® and flooring materials or (2) pay the reasonable cost of repair for the defective Kovara® and affected floor area, in Halex Corporation’s sole discretion. The cost of labor DOES NOT include costs for tear out, dump fees, concrete or foundation work, or related work.

For the next nine years, if Halex Corporation elects to reimburse you for the amount set forth in option (1) of the preceding paragraph, the amount to be paid to you will be adjusted to reflect the use you have received from your Kovara® based on the number of months that have elapsed since installation.

Limitations and Exclusions.

Halex Corporation shall not be liable for any damages to the Kovara® product, overlying flooring products, or any other property from any cause other than a manufacturing defect. In particular, this Limited Warranty does not cover damage to the Kovara® product, your building, or any parts thereof caused by:

  1. Fire, or other casualties or acts of God that cause substantial shifting of the subfloor or substrate, or any distortion, cracking or movement of the subfloor, floor slab or other foundation, or other structural defects of the building or other premises.
  2. Moisture issues related to hydrostatic pressure, flooding or spills of liquids on the Kovara® or overlying flooring product, or other conditions that cause moisture to be above the Kovara® product.
  3. Misuse, or improper storage, handling or use of the Kovara® product at any time, including excessive exposure to impact, heat or moisture prior to installation, exposure of the Kovara® product to or application of harsh liquids or chemicals, or punctures or tears resulting from shipping, handling or installation.
  4. Installations in areas where moisture readings exceed 95% Relative Humidity, as measured in accordance with the latest version of ASTM F2 170.
  5. Installation of the subflooring or Kovara® product not in strict accordance with Halex Corporation’s written installation instructions; defects or failure of installation materials such as patching material, subflooring, or other products that affect the performance of the flooring system; or failure to allow the flooring system to cure properly, or to allow completion of flooring work and related construction.

NOTE: Proper installation includes,

but is not limited to, performing a moisture test in accordance to the latest version of ASTM F2170 Relative Humidity Test. The moisture test must be based on the size of the area where the installation will be done prior to Kovara® installation to determine precise RH of the subfloor. Results of your ASTM F2170 test(s) must be recorded, retained, and submitted to Halex Corporation in the unlikely event that you make a warranty claim.

How To Make A Claim.

To file a claim, you must send a notice in writing, together with proof of purchase to establish that you are the original owner (or proof of transfer if the second owner has properly transferred coverage), proof of application date and a copy of the original moisture test records, to Halex Corporation, 4200 Santa Ana Street, Ontario, CA, 91761, NOTE:

Notice to your builder, general contractor or installer is NOT notice to Halex Corporation. Within a reasonable time after proper notification, Halex Corporation will evaluate your claim, inspect the installation of the VersaShield® and the claimed damage, and resolve your claim in accordance with this Warranty. Any claim for the VersaShield® which has been replaced prior to Halex Corporation’s receipt of written notice and on-site inspection may be denied.

Sole And Exclusive Warranty.

THIS WARRANTY IS EXCLUSIVE AND REPLACES ALL OTHER WARRANTIES, CONDITIONS, REPRESENTATIONS, AND GUARANTEES, WHETHER EXPRESS OR IMPLIED, WHETHER BY STATUTE, AT LAW OR IN EQUITY, INCLUDING THE IMPLIED WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE. This written warranty is your exclusive warranty from Halex Corporation and represents the SOLE REMEDY available to any owner of Halex Corporation’s VersaShield® Flooring Underlayment. Halex Corporation makes NO OTHER REPRESENTATIONS, CONDITION, GUARANTEE, OR WARRANTY of any kind other than that stated herein. Halex Corporation WILL NOT BE LIABLE IN ANY EVENT FOR CONSEQUENTIAL, PUNITIVE, SPECIAL, INCIDENTAL, OR OTHER SIMILAR DAMAGES OF ANY KIND, including DAMAGE TO THE INTERIOR OR EXTERIOR OF ANY BUILDING, whether for breach of this warranty, negligence, strict liability in tort, or for any other cause. Some jurisdictions do not allow the exclusion or limitation of incidental or consequential damages so the above exclusions or limitations may not apply to you.

Modification of Warranty.

This Limited Warranty may not be changed or modified except in writing, signed by an officer of Halex Corporation. No one (other than an officer of Halex Corporation) has authority to assume any additional liability or responsibility for Halex Corporation in connection with your VersaShield® Flooring Underlayment except as described in this Warranty. This Warranty gives you specific legal rights, and you may have other rights which vary from jurisdiction to jurisdiction. (Note: Warranty subject to change. Effective Date.

This Limited Warranty is effective for VersaShield® Flooring Underlayment installed after September 4th, 2010.
